Mr Green said “Taking out the award of Grand Master 2 years running and Master of Sales the 2 years previously, validates the consistency to navigate the challenging market conditions. My responsiveness to adapt to the market, willingness to change and learn new skills to accommodate that.”

So what tactics lead to a pathway of success? Mr Green explains that continuous learning and fluidity with the market is crucial.
“Self-discipline, setting schedules and non-negotiables for improvement and self-learning are key. I don’t get consumed by ego, I stay true to myself and grounded with my family. Outside of real estate I am active with family, church, and martial arts.”
Despite market conditions, Perth housing values remain affordable compared with other national cities where the median house price is $555,000, the lowest of any capital city in Australia.
Because of this, prices continue to rise in WA but not across all markets. The price movement is leading to a challenge in affordability for housing in the market as WA remains attractive by comparison to other parts of Australia. Combining challenging affordability with increased buyer activity in the market, choosing the right sales method for each property is vital.
“I focus on auctions as a selling method. Allowing the process to open up, provide transparency for buyers and sellers, whilst also increasing open competition to deliver the results. I have been recognised as number 4 in the state for auctions over the past year” said Mr Green.
“The trend through 2022 will be highly dependent on what happens with COVID and associated restrictions. Any sign of easing of restrictions such as the February 5 border date should see a rise in advertised stock levels as the delayed summer listing season gets underway” said Mr Green.
