UDIA WA CEO Tanya Steinbeck said, “This type of compact product is just one option that can help to provide quality housing at an entry level price to suit first home buyers, empty nesters, downsizers and investors,”
The microtrend could allow developers to offer smaller more affordable homes.
“The new policy should facilitate a broader roll out of these lot types in more areas,” Ms Steinbeck said.
What to know
Realmark joins other industry representatives in welcoming the announcement from the State Government of a new policy in relation to subdivision and development for small lots.
The State Government’s position statement, as set out in the Media Statement from Hon Rita Saffioti BBus MLA on this policy, is Housing on Lots less than 100sqm. This position statement indicates that the policy is intended guide the location and development considerations for proposed subdivision and building design for green title lots sized under 100m² but larger than 80m in particular small lot subdivision and development in new residential areas and transit precincts.
The State Government’s media statement also provides that this policy will apply in select areas where a structure plan, activity centre plan or local development plan is required. It does not apply to existing residential lots.
A recent highly regarded example of compact housing development is the 'Verge Microlot Precinct' in Ellenbrook, which won the best Small-Scale Infill Development Award at the 2018 UDIA WA Awards for Excellence was referred to in the State Government’s Media Statement. In this development, homes have been built on green title blocks of 80sqm.
